1. Acceptance of Terms

These Terms and Conditions ("Terms") govern your access to and use of the website, mobile application, and services provided by UR TEAM Real Estate Services ("UR TEAM," "we," "us," or "our"). By accessing or using our services, you agree to be bound by these Terms. If you do not agree, you may not access or use our services.

2. Description of Services

UR TEAM provides real estate brokerage and mortgage lending services, including but not limited to:

• Property search and listing display (sourced from the Multiple Listing Service).
• Home valuation estimates.
• Mortgage loan inquiries and pre-qualification assistance.
• Real estate transaction coordination.
• Client relationship management and communication.

Our services are provided through licensed real estate professionals (DRE #01707848) and a licensed mortgage lender (NMLS #1371923).

3. User Responsibilities

• You agree to provide accurate, current, and complete information when submitting forms or applications.
• You agree not to use the services for any unlawful purpose or in violation of any applicable law.
• You agree not to attempt to gain unauthorized access to any part of the services.
• You are responsible for maintaining the confidentiality of any account credentials.

4. Property Listings & Valuations

Property listings displayed on our site are sourced from the Multiple Listing Service (MLS) and are provided for informational purposes only. While we strive for accuracy:

• Listing information may be delayed and should be verified with a UR TEAM agent.
• Property valuations are estimates based on market data and algorithms, not professional appraisals.
• We do not guarantee the availability, condition, or features of any listed property.
• All property information is subject to errors, omissions, and prior sale or withdrawal.

5. Mortgage & Lending Disclosures

UR TEAM Real Estate Services is a licensed mortgage lender (NMLS #1371923). Mortgage rates, terms, and availability are subject to change without notice. All loans are subject to credit approval, income verification, and property evaluation. This is not a commitment to lend. Equal Housing Lender.

6. Communication Consent

By providing your phone number and/or email address and checking the consent box, you agree to receive communications from UR TEAM via SMS, phone calls (including automated calls), and email as described in our Privacy Notice. SMS messages are sent only to users who have checked the consent box or otherwise opted in. Consent is not a condition of purchase. You may opt out at any time by replying STOP to any SMS, using the unsubscribe link in emails, or contacting us at contactus@urteaminc.com. Reply HELP at any time for assistance.

We maintain compliance with the Telephone Consumer Protection Act (TCPA) and 10DLC messaging requirements. We scrub all phone numbers against our internal Do Not Call list and the National DNC Registry before initiating outbound communications.

10. Limitation of Liability

To the maximum extent permitted by law, UR TEAM Real Estate Services and its affiliates, officers, agents, and employees shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use our services, including but not limited to losses related to property transactions, loan decisions, or reliance on listing or valuation information.

11. Indemnification

You agree to indemnify and hold harmless UR TEAM Real Estate Services and its affiliates from any claims, damages, losses, or expenses (including reasonable attorney's fees) arising from your use of the services or your violation of these Terms.

12. Governing Law & Dispute Resolution

These Terms shall be governed by the laws of the State of California, without regard to its conflict of law provisions. Any disputes arising from these Terms or your use of our services shall be resolved through binding arbitration administered by the American Arbitration Association in Los Angeles County, California, except for matters that may be taken to small claims court.
